Responsibilities

Business & Commercial Focus
- Drive the execution of the business plan and ensure delivery of centre-level KPIs related to revenue, footfall, and customer experience.
- Monitor commercial performance, provide input to functional leads, and work closely with the MD and Leasing team to strengthen business outcomes.
- Support leasing, marketing, and event initiatives to drive centre vibrancy and commercial results.

Functional Oversight & Collaboration
- Lead and coordinate across Leasing, Marketing, Facilities, and Operations teams to ensure aligned delivery of strategic priorities.
- Act as the main point of coordination for cross-functional planning, issue resolution, and resource alignment.
- Ensure function managers are supported and held accountable for clear goals, timely execution, and budget adherence.

Tenant & Stakeholder Engagement
- Build strong relationships with tenants, community partners, and local authorities to support centre reputation and commercial partnerships.
- Lead initiatives to improve tenant performance and satisfaction, working in collaboration with Leasing and Marketing functions.
- Support the MD in joint venture-related matters by contributing centre-level insights and updates to ensure alignment with JV expectations.
- Represent the centre in external forums and ensure effective communication across all levels.
 
Financial & Operational Control
- Monitor and manage the centre’s operational budget in collaboration with relevant functions.
- Review performance reports and provide insights to the MD for financial and operational planning.
- Ensure that the centre complies with regulatory, health, safety, and sustainability standards.
 
People Leadership & Alignment
- Provide leadership and direction to all centre function managers by setting expectations, facilitating communication, and aligning on shared goals.
- Ensure that the centre team maintains focus, consistency, and commitment to delivering business results.
- Support a positive, values-based culture and create a collaborative and accountable working environment.
- Drive talent management by supporting function heads in developing team capabilities and ensuring sustainable succession planning across the centre.
 
Long-Term Planning & Business Development
- Support business continuity and future readiness by fostering alignment with long-term strategic directions.
- Provide input to the MD and matrix partners on opportunities related to growth, expansion, or process improvement.
- Encourage continuous improvement and cost-conscious ways of working across all centre functions.
 
Stakeholder & JV Engagement
- Manage stakeholder engagement, joint venture relations, and board reporting.
- Represent MegaBangna and MegaCity in JV discussions and board meetings.
 
Operational Oversight & Market Insight
- Maintain a deep understanding of customer needs, market dynamics, and tenant performance to guide business decisions and commercial strategies.
- Monitor business and departmental KPIs closely, identifying risks and driving performance improvements when needed.
- Encourage the adoption of simple, cost-conscious ways of working and promote best practices across functions.
- Lead and drive business strategy, long-term commercial direction, and growth planning for MegaBangna and MegaCity.
- Maintain strategic oversight of all shopping centre functions including leasing, marketing, operations, and facilities, led by the Shopping Centre Manager.
- Ensure compliance with corporate governance, legal requirements, and internal policies.
- Work collaboratively with the Shopping Centre Manager to support the execution of the business plan and alignment with overall objectives.
 
Qualifications

Qualifications: 
- Bachelor’s degree in Business, Marketing, Real Estate, or related field
- Minimum 8 years of experience in shopping centre operations or commercial property management
- Strong leadership, stakeholder management, and commercial planning skills
- Proven track record in strategic planning, stakeholder engagement, and commercial operations
