Responsibilities
หน้าที่ความรับผิดชอบ
  • Execute leasing plans and strategies for assigned tenant categories to fulfill center objectives and occupancy goals.
  • Negotiate lease agreements and renewals with existing partners to optimize rental income and maintain a vibrant tenant mix.
  • Manage relationships and interactions with existing tenants and prospective partners to foster long-term loyalty.
  • Implement rental strategies and action plans to consistently achieve specified revenue targets.
  • Monitor and evaluate leasing activities to ensure maximum effectiveness and alignment with the center’s positioning.
  • Facilitate the renovation and relocation processes for tenants to ensure a seamless mall operation.
  • Coordinate with internal functions (Legal, Finance, Tenant Coordination) to ensure all leasing matters are handled efficiently.
  • Document and track leasing timelines and contract expirations to initiate timely renewal negotiations.
  • Source and secure small-scale tenants to introduce fresh and engaging concepts for customers.
  • Communicate proactively regarding lease discontinuity risks to enable timely decision-making and mitigation.
Qualifications

  • Bachelor’s Degree in Business Administration, Real Estate, Marketing, Economics, or a related field.
  •  Experience: 1-3 years in Sales, Leasing, Rental space management, Marketing (Shopping centre industry is a plus).
  • Industry Knowledge: Understanding of the retail and shopping centre business environment.
  • Leasing Practices: Strong understanding of lease renewals, rental structuring, and tenant mix planning.
  • Commercial Awareness: Comprehensive knowledge of corporate lease structures and local market trends.
  • Negotiation Principles: Solid foundation in business negotiation techniques and deal closing.
  • Cross-functional Processes: Knowledge of how Leasing interacts with Legal, Finance, and Tenant Coordination functions.
  • Financial Understanding: Knowledge of budgeting and revenue target achievement processes.
  • Proficiency: Skilled in using Microsoft Office (Excel, PowerPoint) for reporting and presentations.
  • English Skills: Good in English communication and professional writing.
